How does it work?

A real estate Joint Venture is an agreement between partners to work together on a real estate project. One party provides the expertise while the other party provides financing. Both parties agree to share profits, in proportion to the contribution they made.  


The Operating Partner  


As the operating partner, our team provides real estate expertise. We source a lucrative off-market deal and handle any operations related to the property. That can include renovations, suite conversions, property management, daily operations, and financial reporting.  


The Finance Partner  


The finance partner, or investor, provides the initial funding needed to purchase and renovate the property. This typically includes a down payment, closing costs, and contractor fees. Once these items have been taken care of, the finance partner does not need to be involved in the day-to-day operations of the property.  


The benefits of entering into a real estate Joint Venture as a capital partner are the financial returns and limited involvement in the day-to-day operations related to owning a rental property. Finance partners can sit back and rest assured that their cash-flowing rental property is being taken care of by the operating partner. 


The Contract  


Real estate Joint Venture partners enter into a legally binding contract that protects both parties. The agreement covers everything from ownership rights and financial contribution structures to delegation of responsibilities and profit allocation.  Multiple finance partners can enter into an agreement if desired. We often see friends or family members partner up on the financial side, and we’re happy to accommodate.
